Commercial Lawn Maintenance Plans Built for Vancouver Properties
Most property managers don't want another vendor to manage. They want grounds that stay green, tidy and safe without a dozen phone calls a month. That's what a Weed Pros plan is built for: one agreement, one contact, a set schedule around your property, not ours.

What's included
One bundled program, not a pile of services
A plan isn't a random list of tasks. It's one program built so your grounds get consistent care all season instead of a scramble every time something looks bad — and every plan starts with your site's size, traffic and budget.
Consistent turf health through every Vancouver season
Mowing, fertilization and aeration or overseeding work together, not as separate line items you track yourself. Wet winters and dry summers are hard on turf, and skipping part of the cycle shows up later as bare patches or thin grass.

Fertilization
Aeration
Overseeding
Weed and pest control that follows BC bylaw rules
BC pesticide bylaws limit what can be applied, where and when, and getting it wrong means fines or resident complaints. Our teams apply treatments that fit local rules — and where a fully organic approach is wanted, we build the plan around eco-friendly methods.

Seasonal cleanup so nothing piles up between visits
Leaves, debris and storm damage don't wait for a convenient time. Cleanup is built into the plan so entrances, walkways and parking areas stay clear without a separate call every time weather turns.
Leaf removal
Storm debris
Walkways
Entrances
All three under one commercial maintenance agreement
That's the difference between a plan that holds together and a list of tasks nobody owns.
— How it runs
How a maintenance plan actually runs
Signing up is one thing. Running the plan day to day is another, and that's where a lot of providers fall apart. Here's what happens once you're on board.
01
A site walk before anything gets scheduled
We walk the property first, noting turf condition, drainage spots, access points and anything that affects how the work gets done — before the first visit is booked, not during it.
02
Your maintenance agreement gets finalized
Once we know the site, the agreement gets written around it. Nothing generic or copied from another property; the scope matches what we actually saw.
03
Recurring visits start on a set route
Crews follow a fixed route built around your schedule, not whatever's convenient that day. Visits happen on the days you agreed to, in the order that makes sense for your site.
04
Your single point of contact stays on
You're not starting over with someone new every time. Your contact knows the property's history and stays with the account for as long as you're with us.
What to expect
A plan solves the pattern, not just today's problem
A one-off call fixes what's in front of you. Here's what property managers actually get once they stop piecing contracts together one job at a time.
01
Predictable monthly budgeting
The agreement sets the price up front, so there's no guessing what a "quick fix" visit costs or watching the total creep up mid-season.
02
Curb appeal that protects value
Grounds that look cared for signal the whole building is cared for. Tenants notice — so does a buyer walking a strata complex before making an offer.
03
Fewer liability risks
Blocked sightlines, slippery walkways, uneven turf edges. A plan catches these before they become an insurance claim, not after.
04
One less task for facilities
Facilities managers already juggle HVAC, security, cleaning and tenant requests. A plan that works doesn't add to that list — once it's running, it mostly runs itself.
05
Documentation that holds up
Strata councils ask questions and insurers ask more. Actual service reporting on file, instead of a vague memory, changes how those conversations go.
06
Consistent standards across sites
If you manage more than one property, a single agreement means the same standard everywhere — not one sharp site and one that's been forgotten.
The agreement
Written to be read in one sitting
Whether you're comparing contracts for one property or requesting a quote for several, the agreement is meant to be understood without a professional decoding it.
Prefer numbers before contract terms? Get an estimate first and read the agreement after.
Get an EstimateWhat's written into your agreement
Scope of service, visit frequency, pricing and what happens if something falls outside the plan — all spelled out before work starts. Terms cover seasonal adjustments too, since a February visit and a July visit don't look the same.
Contract length and renewal terms
Most contracts run on an annual cycle matching the growing season, with renewal terms that don't lock you in. They're built around planting and growth cycles rather than a calendar year.
Changes without renegotiating everything
Nothing gets added later without you knowing first. If your needs change mid-contract, we'd rather adjust the plan than leave you stuck with the wrong one.
Scheduling
Built around your property, not ours
A plan only works if the service actually shows up when it's supposed to. That sounds obvious. It's also the single biggest complaint property managers have about grounds contractors — so here's the whole year, before the season starts.

Same-day priority
Early mornings

Off-peak periods

Outside working hours
For anything louder or longer
Service windows avoid tenant and business hours. Nobody wants a mower running outside a lobby during a client meeting, so visits are timed around your building's actual traffic.
Service-level agreement
Commitments you can hold us to
A service-level agreement only means something if it's enforceable. Ours spells out response times and what happens if we don't meet them.
Response time commitments
Standard requests get a response within a set window. Urgent issues — storm damage blocking an entrance, say — get same-day priority wherever possible. You'll know the timeline before you need it.
Set window
What happens if we miss a standard
If we miss a commitment, we don't argue. The visit gets made right, and it's tracked, so a pattern of missed standards triggers a real conversation rather than just an apology.
Tracked
One point of contact, quote to invoice
Not a rotating cast of people who don't know your property's history. The same person who quoted the plan is reachable when something needs fixing later — which matters once a strata council starts asking about last month's invoice.
Same person
Pricing
What shapes your maintenance plan cost
There's no flat number, and any provider who gives you one without seeing the site is guessing. Four things actually move the price.
Area of lawn
Bigger sites need more time on the ground. A small retail plaza and a full office park aren't going to land on the same number.
Largest driver
How often you want service
More frequent service costs more than a lighter schedule, but it also means less chance of anything slipping through. Most property managers land somewhere in between once they see both options.
Scales with cadence
Site complexity
Tight parking, security gates, multiple entrances and tenant hours all slow down a visit — which is why pricing isn't based on square footage alone.
Access-dependent
Add-ons beyond the base plan
Overseeding, disease treatment or grub control can all be added. Extras shift the total, but nothing gets added without you agreeing to it first.

— Why Weed Pros
Trusted maintenance plans in Vancouver, BC
None of this works without the right people doing the work. A plan is only as good as the crew running it, so here's what sits underneath the paperwork.
Certified technicians, not seasonal hires
Our crews are trained and stay with us season over season. A technician who's worked your property before spots problems faster.
Eco-friendly application methods
Shared and high-traffic spaces need treatments safe around people, pets and pollinators. Where it fits, we lean on organic weed control first.
A service guarantee if something's missed
With 10+ years of combined team experience, we stand behind the work. If a scheduled visit gets missed, we come back — no separate charge, no argument.
A Vancouver team that knows the coast
Coastal rain, moss pressure and the freeze–thaw swings some winters bring aren't something you learn from a manual.
FAQ
Frequently asked questions
What property managers and strata councils ask before signing.
Does Weed Pros carry liability insurance for commercial and strata properties?
Yes. We carry liability coverage appropriate for commercial and strata sites, and documentation is available on request for your files or your insurer's records.
Do you provide WorkSafeBC and Certificate of Insurance documentation for our records?
We can provide WorkSafeBC clearance and a Certificate of Insurance whenever a property manager or strata council needs it on file, usually within a few business days of the request.
What's the difference between a maintenance plan and booking one-off lawn services?
A one-off service fixes a single problem once. A plan sets a schedule, a fixed cost and ongoing service reporting, so the property stays maintained instead of reactively repaired.
Can you work alongside our existing landscaper if they handle irrigation or tree care?
Yes. Many of our commercial clients keep a separate irrigation or arborist contractor, and we coordinate scheduling so the work doesn't overlap or conflict on-site.
How much does commercial lawn maintenance cost per month in Vancouver?
It depends on property size, visit frequency and site conditions, so we don't quote a flat number without seeing the details. Most property managers get an estimate after a short property review.
Getting started
How to get your maintenance contract started
Getting started doesn't need to be complicated. Most property managers request a contract after one short conversation — and if you already know what you need, you can request an estimate and we'll take it from there.
01
One short conversation
Property size, current condition and how often you'd like service are usually enough to start.
02
A site walk if it's needed
From there we can walk the property, then follow up with a full plan quote.
03
No pressure to sign
Read the numbers, read the agreement, and take the time you need. Nothing gets signed on the spot.
